THANKS FOR YOUR INTEREST. I AM NOW SOLD...THANKS TO EWEMOVE AT CHAPEL ALLERTON.

I have visited quite a number of these lovely apartments in Grove Court...but this one in my opinion...has got to be the nicest, for a number of reasons...

Why...because it does not overlook Grove Lane and therefore, the potential for traffic noise is very limited. It is not directly overlooked at the front or the back, so good privacy is afforded, especially as it is on the top (2nd) floor. The views at the front are over the lawned grounds and tree-lined at the rear. It has a spacious open-plan living/dining room with a great aspect for natural light. Oh...and did I mention that it has been extensively renovated throughout, is beautifully presented and is truly in turn-key condition too. Communal carparking and its very own garage... Ideally placed for excellent access to loads of amenities and a great village vibe, day or night. What could be better!?

What also impressed me was the size of the apartment. It was much bigger than I expected. Having entered into the apartment's private hall, your guided tour continues by entering into a spacious and rather impressive OPEN PLAN combined living and dining room. With 4 widows having a westerly aspect and having nice views over the gardens, the feel of natural light and spaciousness is rather special. The hallway also gives access to a generous private double bedroom, a contemporary fitted and equipped kitchen and a rather swish bathroom too. The apartment is double-glazed and has modern electric heating. The apartments stand within lovely communal grounds, has communal parking and has its own garage... Mind you, if you don't drive or don't own a car, you are not disadvantaged, as Headingley has everything that you will need right on your very doorstep. Meanwood, with all that it offers, is close by...what a plus!

So what amenities are there then?? Too many to mention... but do let me know if you think there are any of value missing. Don't tell too many people though, because if you do come up with one, you may be onto a winner!

So there you have it...all the reasons as to why you should add the gorgeous apartment to the very top of your house-hunting shopping list. So please reserve your viewing appointment and I look forward to meeting you at the OPEN DAY EVENT. Thank you.

Tenure...Leasehold. The service charge is £1,860 p.a., and includes the buildings insurance, building and garden maintenance and the ground rent.

Council Tax Band A. EPC band E50, potential C78. Flood risk information received...Rivers and seas...very low. Mains drainage, water and electricity are installed.

Viewers are accompanied by EweMove's business owners; this ensures a good, in-depth viewing experience with the property professional.
