Whitehawk

Whitehawk sits on Brighton's eastern side, officially covered by the Whitehawk & Marina neighbourhood, and offers one of the more affordable coastal spots near the city. Flats dominate the housing market here, averaging around £335,000, and the area benefits from a solid everyday mix of restaurants, cafés and fitness venues. Healthcare provision is a real strength, with 4 hospitals and 6 dentists close by, while schools range from Good-rated primaries to well-regarded independent options nearby. Crime has historically run above average but is trending down, and the seafront position near the marina brings mild winters, good air quality and easy, if indirect, access to Brighton station and the city centre. Whitehawk's location puts it within easy reach of several distinct neighbouring areas, each with its own character. Kemptown, just along the coast, offers a denser mix of restaurants and independent shops with excellent cycling infrastructure and railway links, though housing there carries a premium. Moulsecoomb & Bevendean, to the north, provides better value still, with terraces averaging £379,500 and flats £254,000, alongside falling crime and good transport links via the A270 and A27. Woodingdean, further east, is a quieter, more settled residential option with clean air and below-average crime, though public transport is more limited there. Across this wider area, a few themes stand out: house prices are generally more affordable than in central Brighton neighbourhoods like Hanover & Elm Grove or Queen's Park, crime rates are falling across most neighbourhoods heading into 2026, and healthcare and school provision tend to be strong throughout. For buyers or renters prioritising value, coastal living and good amenities without the premium of central Brighton, Whitehawk and its surrounding neighbourhoods offer a practical, well-connected choice, with the trade-off being that some areas, particularly Woodingdean and Rottingdean, lean more on cars for commuting than on public transport.
