Waterside

Waterside sits in the Chilterns on the Hertfordshire and Buckinghamshire border, offering a village and small-town feel with easy access to central London. The Metropolitan line runs through much of the area, with stations at Chesham and Little Chalfont giving commuters a direct route into the city, while Bovingdon, Flaunden and Chipperfield lean more rural and need a car, with the M25 and A41 both close by. Across the board, schools are a real strength, with outstanding grammars in Amersham and Chalfont St Giles, alongside well-regarded primaries like Bovingdon Primary Academy, Brushwood Junior and Thomas Harding Junior. Crime runs well below the national average throughout, and air quality is consistently good to excellent, making this a settled, family-friendly part of the country. Housing costs vary a fair amount depending on exactly where you look. Amersham & Chesham Bois and Chalfont St Giles sit at the top end, with detached homes averaging over £1.1 million, and Bovingdon, Flaunden and Chipperfield isn't far behind. Chesham South is the clear exception, with flats averaging £235,000 and detached homes well below prices in neighbouring Amersham or Chalfont, making it the most accessible entry point if you want to be in the area without the premium price tag. Rents follow a similar pattern, with Chesham South undercutting nearby Dacorum at £1,475 a month on average. Day-to-day life across Waterside is well supported, with good GP, dentist and optician coverage, a decent spread of pubs and restaurants, and plenty of green space. Nearly half of residents in Chesham North work from home, reflecting the flexible working culture that's taken hold alongside the strong rail links. Whether you're drawn to the countryside pace of Bovingdon and Flaunden, the grammar school catchments of Amersham and Chalfont, or the more affordable, well-connected streets of Chesham South, Waterside offers a genuine mix of village charm and commuter practicality.
