Townhead

Townhead sits within Cumbria's Eden district, surrounded by a mix of rural villages and the market town of Penrith, giving residents a choice between countryside seclusion and town centre convenience. Across the area, schools are a consistent strength, with Good-rated primaries and secondaries in Alston, Shap, Lowther, Keswick and Penrith all within reach. Crime rates run well below the national average throughout, and air quality is excellent everywhere, from the fells around Greystoke and Ullswater to the streets of Penrith itself. Housing costs vary quite a bit depending on how rural you go. Penrith South and Penrith North offer the most affordable entry points, with flats from around £117,000 and terraces under £200,000, while detached homes in villages like Eden and Lyvennet Vale or Hesket and Lazonby command much higher prices, reflecting demand for space and setting. Tourism, farming, construction and home working shape the local economy in the surrounding villages, with over a third of residents working from home in some wards, whereas Penrith's two neighbourhoods lean more on everyday retail, hospitality and commuting. Transport links are better than you'd expect for a rural part of Cumbria. Penrith railway station gives direct trains to Carlisle, Manchester and London, and the M6 and A66 keep driving times to nearby towns manageable. Smaller villages like Alston, Shap and Lazonby even have their own railway stations, though a car remains essential for day-to-day life outside Penrith, where shops, pharmacies and dentists are thinner on the ground. For everyday amenities, cafés, pubs and GP surgeries crop up across most neighbourhoods, but bigger supermarkets, restaurants and specialist shops are concentrated in Penrith, making it the practical hub for the wider Townhead area.
