The Lawe

The Lawe sits within South Tyneside's coastal fringe, surrounded by neighbourhoods that share a strong family-friendly character and easy access to the coast. Schools are a particular draw across the area: the Outstanding-rated St Bede's Catholic Primary serves both Westoe and Beacon and Bents, while Good-rated options like Bamburgh, St Gregory's and others are within easy reach, giving families plenty of choice. Transport is another consistent strength, with Metro stations in Westoe and Simonside and Rekendyke, plus bus routes and road links to the A19, A184 and A194 connecting residents to Newcastle and Sunderland with little fuss. Affordability varies across the surrounding wards but generally sits below UK averages. Beacon and Bents offers some of the most accessible prices, with terraces around £157,000 and flats closer to £100,000, while Westoe commands higher prices thanks to demand for its terraced and semi-detached homes. Everyday living costs stay low throughout, helped by cheaper utilities and council tax, and all the wards report falling crime rates, with Westoe down to 67.3 per 1,000 people in 2026, comfortably below national and regional figures. Day-to-day life is well catered for, with a good mix of restaurants, supermarkets, GP surgeries and pharmacies available locally in Beacon and Bents and Simonside and Rekendyke in particular. Clean coastal air is a recurring theme that adds genuine appeal to the area, and with around 27% of Westoe residents now working from home, the flexibility of modern working life fits well with this settled, community-oriented part of South Tyneside. Together, these neighbourhoods paint a picture of The Lawe as a practical, affordable coastal base with strong schools, reliable transport and a real sense of community.
