The Camp

The Camp sits within the St Albans area, surrounded by neighbourhoods that share a strong family-friendly character, low crime rates and good air quality throughout. Schools are a real strength across the area, with Outstanding-rated options in Clarence, Cunningham and Hill End, alongside consistently Good-rated primaries and secondaries elsewhere, giving families plenty of choice without compromising on quality. Healthcare is well covered too, with hospitals in London Colney, Park Street and St Peters, plus dentists, pharmacies and GP practices spread across the surrounding wards. Crime trends are falling year on year in most areas, and while St Peters sees slightly higher overall crime as the town centre hub, burglary rates there remain low and continue to improve. Transport and commuting options vary depending on which part of the area you look at. Sopwell and St Peters offer excellent rail links, with trains reaching London St Pancras in under 20 minutes, while Park Street benefits from two railway stations. Other neighbourhoods, including Colney Heath, Cunningham and London Colney, are more car-dependent, relying on the A414 and M25 for connectivity, with limited public transport on the doorstep. A notable thread running through the area is the high proportion of homeworkers, ranging from around 30% in London Colney to over 60% in Clarence, pointing to a skilled, professional population that values flexibility and quieter residential streets. House prices vary considerably, giving buyers options at different budgets. London Colney offers the most affordable entry point, with detached homes averaging £580,700, while Clarence and the central St Albans wards command a premium, particularly for houses, with flats offering better relative value throughout the area. Colney Heath and Hill End sit in the middle, balancing space and village-style settings with reasonable pricing. Across the board, green space is well provided, from Hill End's four parks to Colney Heath's five, and most neighbourhoods combine practical amenities with the kind of settled, low-crime environment that appeals to families and professionals alike.
