Telscombe Cliffs
Telscombe Cliffs is a quiet stretch of the East Sussex coast, offering a calmer, more affordable alternative to Brighton while still keeping the city within easy reach via the A259. House prices and rents sit well below those in Brighton and Hove, with Peacehaven West standing out as one of the most budget-friendly spots in the area. Crime levels across the suburb run consistently below the national average and continue to fall, making this a settled, family-friendly area. Mild coastal weather and good air quality run throughout, adding to the appeal for anyone after a slower pace of life by the sea.
Schools are a strong point here, with primaries rated "Good" across the board and a "Good" secondary serving Peacehaven North. Healthcare provision varies: Peacehaven West benefits from two GP practices, a hospital and five dentists right on its doorstep, while Kingston has three hospitals nearby and its own railway stations for commuters. Everyday amenities like supermarkets, cafés and parks are generally within walking distance, though Peacehaven North is the exception, with shops and healthcare sitting just outside its boundary.
Transport is the main trade-off for this coastal lifestyle. Bus and rail links are limited across most of the area, so a car makes life considerably easier, particularly in Peacehaven North and Rottingdean & West Saltdean. Kingston bucks this trend with railway stations and cycling infrastructure built in, making it the most commuter-friendly pocket. It's no surprise that remote working is common throughout, with over a quarter to as much as half of residents in some neighbourhoods working from home. Rottingdean & West Saltdean brings a village character with six parks and a premium price tag reflecting its seafront setting, while East Saltdean & Telscombe Cliffs offers a more understated, residential feel at a gentler price point.
