Tŷ-isaf sits within Llanelli and brings together a set of neighbourhoods that share a clear identity: affordable, well-connected and family-friendly. House prices run consistently below the UK average across the area, with terraces typically between £114,000 and £138,900 and detached homes reaching around £270,850 in the Lliedi area. Living costs follow the same pattern, with groceries, transport and council tax all cheaper than the national norm, making this a solid option for buyers wanting space without paying city prices. Families are especially well catered for, with a strong spread of primary schools, including Welsh-medium options, plus secondary schools and a college within easy reach. Coedcae Comprehensive, Stebonheath C.P. School, Pentip Church in Wales and Bigyn Primary all feature among the local choices, so most residents have a genuine walk-to-school option. Healthcare is equally well covered, with GPs, dentists and pharmacies close by in nearly every neighbourhood, and Elli even has a hospital on its doorstep. Getting around is straightforward, whether you drive, cycle or walk. Glanymor and Hengoed both benefit from nearby railway stations, Lliedi has a bus station, and good road links to the A484 and M4 serve commuters across the suburb. Cycle routes and footways run through several neighbourhoods, reinforcing the area's walkable, local-amenity feel. Crime stays below the UK average throughout, air quality is good, and the overall picture is one of a settled, community-focused population, with variation mainly in amenity density: Elli and Lliedi offer the richest mix of restaurants, pubs and services, while Bigyn, Glanymor and Hengoed lean quieter and more residential.
