Sunnyside sits within Hitchin and its surrounding North Hertfordshire countryside, giving buyers a genuine choice between town-centre convenience and rural space. Hitchin itself, covering Bearton, Highbury, Priory and Walsworth, offers a well-connected base with Hitchin railway station at its heart, putting London King's Cross under an hour away and Cambridge within easy reach too. Drivers benefit from quick access to the A1(M), while those who'd rather skip the commute altogether will find nearly half of Walsworth's working residents now work from home. The rural pocket to the edge of the suburb trades some of this convenience for peace and quiet, with shops, GPs and groceries a short drive away rather than on the doorstep. Schools are a real strength across the whole suburb. Hitchin Priory boasts two Outstanding primaries plus Hitchin Boys' School, Highbury has Hitchin Girls' School on site, and the rural edge offers three Good-rated village primaries alongside an Outstanding grammar nearby. Families chasing good education have plenty of options whichever part of Sunnyside they settle in. Crime rates tell a consistently positive story too, sitting below the national average in most neighbourhoods and falling year on year, though Priory's town-centre setting means slightly higher figures despite the same downward trend. House prices vary considerably depending on location and setting. The rural neighbourhood commands a premium, with detached homes averaging £1.19 million, while Highbury and Bearton sit at the higher end of Hitchin's town prices and Walsworth offers a more accessible mid-range option. Across the board, residents enjoy good air quality, and those in town benefit from a strong spread of amenities, including supermarkets, restaurants, parks and solid healthcare provision with multiple hospitals and GP practices. Green space is well catered for too, with Walsworth alone offering 2 local parks and 7 more nearby. Whether you're after the buzz of a market town centre or the calm of open countryside, Sunnyside has a neighbourhood to match.
