St. John's Wood
St. John's Wood and the neighbourhoods around it make up one of north west London's most settled and well-connected pockets, combining leafy, residential streets with excellent transport links. Abbey Road, Maida Vale and Little Venice all sit on or near the Bakerloo and Jubilee lines, while Regent's Park adds three further Tube stations and strong cycle routes, so car-free living works well across the whole area. Green space is a real draw too, from Regent's Park's 14 parks to Primrose Hill's 22, giving residents plenty of room to walk, run or simply get outside without leaving the area.
Schools are a strong point throughout, with Outstanding and Good-rated primaries cropping up in nearly every neighbourhood, from Church Street's two Outstanding primaries to Ark King Solomon Academy near Regent's Park and Harris Academy St John's Wood in Abbey Road. Families also benefit from well-regarded independent schools, including Arnold House. Crime is trending downwards almost everywhere, sitting below London averages in Abbey Road, Little Venice, Maida Vale and Regent's Park, and air quality consistently rates Good, which is notable for such a central part of London.
Property prices vary significantly depending on exactly where you look. Church Street offers the most affordable entry point, with flats averaging £565,000, while Kilburn and South Hampstead provide a mid-range foothold. Maida Vale and Little Venice push closer to £700,000 to £1 million for flats, and Abbey Road and Primrose Hill sit at the top end, with Abbey Road terraces reaching close to £5 million and rents averaging over £3,000 a month. Whatever the budget, the common thread is strong demand driven by excellent transport, good schools, reliable healthcare access and a genuinely liveable, green environment.
