St James

St James covers a rural stretch of the Wiltshire and Dorset border, taking in Tisbury, Beacon, Gillingham and Shaftesbury Town. It's a settled, village-and-market-town area that suits families and anyone after a quieter pace of life, with crime consistently well below the national average and good air quality throughout. Schooling is a real strength, with Good-rated primaries in each neighbourhood, a Good secondary in Gillingham, and the independent Clayesmore School in Beacon, so families have solid options without having to travel far. Transport links are better than you'd expect for a rural area. Both Tisbury and Gillingham have their own railway stations with direct trains to London Waterloo, while Shaftesbury Town relies on the A30 for road access to Salisbury and Yeovil. Buses are limited across the board, so a car is pretty much essential day-to-day. This flexibility, combined with good connectivity, has drawn a notable share of home workers, with nearly 4 in 10 in Tisbury and close to a fifth in Shaftesbury working remotely. House prices vary quite a bit between neighbourhoods. Gillingham offers the most affordable homes across all property types, Shaftesbury Town provides better value than its neighbours, particularly for detached houses, while Tisbury and Beacon command higher prices thanks to steady demand for larger family homes. Everyday amenities are generally good, with supermarkets, cafés, pubs and fitness facilities well represented, though healthcare varies: Gillingham stands out for its opticians and overall provision, while Shaftesbury covers dentists and pharmacies well but requires a trip further afield for a GP or hospital. Living costs stay close to the UK average across the area, with lower transport spending generally offsetting higher council tax.
