Seatown
Seatown sits within the Moray area, drawing on a cluster of neighbourhoods that together offer a strong mix of coastal and city convenience. Elgin forms the hub, with Elgin City North and Elgin City South providing walkable access to shops, cafes, restaurants and fitness venues, alongside well-regarded schools like Elgin Academy, Elgin High School, Seafield Primary and Greenwards Primary. Healthcare is well covered throughout, with two hospitals plus a good spread of GPs, dentists and pharmacies, and Moray College UHI gives options for further study close by.
Transport is a genuine strength across the whole area. Elgin's railway and bus stations, combined with the A96, make Inverness and Aberdeen easy to reach, while Heldon and Laich adds its own train and bus station for extra flexibility. Fochabers Lhanbryde, by contrast, is more rural and car-dependent, though it still benefits from the A96 link and offers solid local amenities, including supermarkets and well-regarded primary and high schools.
Affordability is a common thread. Living costs across these neighbourhoods generally sit at or below the UK average, with lower council tax and transport costs in Elgin, and rents that stay well below the Scottish average despite gradual increases. Crime levels are low throughout, and the coastal, community-focused setting of Heldon and Laich (home to Gordonstoun, for those considering private schooling) adds another appealing option for families. Altogether, Seatown benefits from a blend of city-level convenience, good transport connections and rural charm, with housing and living costs that offer genuine value compared to much of Scotland.
