Roundhay
Roundhay is one of north Leeds' most sought-after suburbs, built around its namesake park and defined by green space, good schools and a strong family appeal. The neighbourhood itself offers 13 parks, an Outstanding-rated secondary school and consistently Good primaries, backed by low crime and excellent air quality. House prices here run higher than most of the surrounding area, but that premium buys you space, safety and some of the best outdoor amenities in the city. Nearly half of residents work from home, pointing to a professional, flexible population well served by solid transport links into the centre via the Ring Road and bus network.
The wards around Roundhay echo many of the same strengths while offering more affordable entry points. Moortown and Alwoodley sit just behind Roundhay on price but match it on school quality, with falling crime and clean air making both popular with families after a similar lifestyle without the top-tier price tag. Chapel Allerton adds a livelier café and restaurant scene alongside good schools and healthcare, while Harewood, on the rural fringe, trades transport links for space and tranquillity, with detached homes averaging £726,000 and nearly half its residents also working from home.
Further out, Cross Gates & Whinmoor, Gipton & Harehills, and Killingbeck & Seacroft offer a noticeably different price point, with semis from around £197,000 to £245,000 and flats as low as £125,000, making them practical choices for buyers prioritising value and commuting convenience over green space. Across all these areas, the common threads are clear: good school provision, improving crime figures through 2026, and strong local amenities covering everyday needs. The main variation is cost and setting, running from Harewood's semi-rural premium through Roundhay's leafy, park-side appeal, down to the more affordable, well-connected pockets of east Leeds.
