Pinefield
Pinefield sits within easy reach of Elgin, and benefits from the strong mix of amenities and services spread across the surrounding neighbourhoods. Day-to-day life here is well supported, with supermarkets, GPs, pharmacies and a good choice of schools all close by, including Elgin Academy, Elgin High School and Milne's High School. Healthcare is well covered too, with two hospitals and plenty of dentists and pharmacies within a short trip. Families are particularly well catered for, with primary schools such as Seafield, Bishopmill and Greenwards all nearby, and Moray College UHI on hand for further education.
Transport is a real strength of the area. The A96 runs through, giving straightforward road access to both Inverness and Aberdeen, while train and bus stations in Elgin put rail travel within easy reach. That said, a car is still useful for getting around day to day, particularly if you're heading towards the more rural stretches near Fochabers and Lhanbryde.
Living costs across the area generally sit at or below the UK average, with lower council tax and transport costs helping household budgets go further. Rental prices remain good value compared to the Scottish average, and you'll find more space for your money here than in larger towns and cities. Crime levels are low throughout, and the overall feel is settled and community-focused, whether you're closer to the coast, the heart of Elgin, or the quieter rural edges towards Fochabers.
