Park Royal
Park Royal sits at the centre of a well-connected patch of west London, ringed by neighbourhoods that each bring something slightly different to the table. Transport is a consistent strength across the whole area: you're never far from a Tube station, whether that's the District and Piccadilly lines at Ealing Common and Hanger Hill, the Central line at North Acton and East Acton, or the Overground at Harlesden and Kensal Green. The upcoming Old Oak Common hub will raise the stakes further, bringing HS2 and Elizabeth line services right to the doorstep of College Park and Old Oak, while drivers benefit from easy access to the North Circular and A40.
Housing costs vary a fair bit depending on which side of Park Royal you're looking at. Stonebridge and North Acton offer some of the more affordable flats and terraces, while Hanger Hill and Ealing Common command higher prices for detached and semi-detached homes, reflecting their more established, family-oriented character. College Park and Old Oak sits at the premium end, driven by regeneration and the new transport links on the way. In between, areas like Harlesden, East Acton and South Acton offer a middle ground, with reasonable rents and a mix of flats and terraced housing that undercuts pricier neighbours such as Queens Park, Southfield and Chiswick.
Families are well catered for throughout, with a strong run of Good and Outstanding-rated primaries and secondaries, including Twyford Church of England High, Ark Soane Academy and Holy Family Catholic Primary. Green space is generous in places, with East Acton's 11 parks and Stonebridge's 5 standing out, and healthcare provision is solid across the board, with GPs, dentists and hospitals within easy reach almost everywhere. Crime has been falling consistently through 2026 in every neighbourhood, and air quality ratings are generally good, making this a part of London that's steadily improving on the measures that matter most to residents, even as it retains real variety in price and character from one corner to the next.
