Parc Penllergaer

Parc Penllergaer sits within a cluster of neighbourhoods just north of Swansea, offering a genuinely broad range of housing options within easy reach of the M4. Penllergaer itself commands premium prices for its detached and semi-detached homes, while nearby Pontlliw and Tircoed pushes even higher with detached properties averaging £350,722, reflecting its quiet, semi-rural character. At the other end of the scale, Gorseinon and Penyrheol and Penderry offer some of the most affordable housing in the whole Swansea area, with terraced homes from around £121,600, giving first-time buyers a genuine foothold in the wider area. Safety and air quality stand out as consistent strengths across the suburb. Crime rates run well below the national average almost everywhere, from Pontlliw and Tircoed's low figures to Penderry's steady improvement through 2026, and the inland position away from heavy traffic keeps air quality strong throughout. Families are well catered for too, with a good spread of English and Welsh-medium primary schools, several feeding into well-regarded comprehensives in Penyrheol, Clydach and Morriston, plus a further education campus in Llwchwr. Day-to-day convenience does vary from one neighbourhood to the next. Gorseinon and Penyrheol and Llwchwr are the most self-sufficient, with multiple GP practices, dentists, a hospital and solid public transport including bus and rail links. Llangyfelach and Pontlliw and Tircoed, by contrast, rely more on nearby towns for restaurants, supermarkets and parks, trading some everyday convenience for a quieter, more settled feel. Across the board, though, this is a car-dependent part of Swansea, with the M4 corridor providing straightforward commuting into the city and beyond, making it a practical choice for buyers who want space, safety and value without being far from urban amenities.
