Northdown

Northdown covers a mix of coastal and residential neighbourhoods on the edge of Margate and Broadstairs, drawing together Cliftonville East, Cliftonville West, Dane Valley and Kingsgate. Crime has been falling across the area, schools are a strong point throughout, with several Good and even Outstanding-rated primaries, and living costs consistently undercut the UK average thanks to lower council tax and transport bills. The coastal setting also means drier, sunnier weather than most of England, a nice bonus if you enjoy outdoor living. Housing varies quite a bit depending on where you look. Dane Valley offers the best value, with flats averaging £116,000, while Cliftonville East sits mid-range with terraced homes around £292,000 and flats at £208,000. Kingsgate commands higher prices, reflecting its quieter, more settled character and strong demand, with over a third of residents working from home there. Cliftonville West leans heavily towards flats, making it another accessible entry point for buyers. Day-to-day amenities are well covered across the suburb, with shops, cafés, pubs and restaurants close at hand in Cliftonville West and Kingsgate, and Dane Valley offering green space through its three local parks, though you'll need to head just outside the boundary for bigger supermarkets. Transport is a mixed bag. Margate station gives decent rail links, including a route to London, and buses cover local journeys well in Cliftonville East and West, but Dane Valley and Kingsgate both work better with a car, given more limited public transport and reliance on roads like the A28. Overall, Northdown suits a range of buyers, from those after affordable flats to families wanting good schools and those seeking a quieter, higher-spec coastal setting.
