New Town

New Town sits right at the heart of Edinburgh, surrounded by neighbourhoods that each bring their own flavour while sharing a strong thread of convenience and connectivity. The City Centre ward on its doorstep delivers restaurants, bars and culture in abundance, backed by excellent transport with two railway stations and tram access to the airport, plus solid healthcare provision including five GP practices and three hospitals. Leith Walk and Inverleith add to this picture, offering independent shops, cafes and green space, with Inverleith's 17 parks and strong schools, including Fettes College and The Edinburgh Academy, giving the wider area real family appeal alongside its urban buzz. Across the surrounding neighbourhoods, a few themes stand out. Transport is consistently a strength, with tram lines, frequent buses and railway stations making car-free living genuinely practical, and monthly transport costs running well below the UK average in most areas. Healthcare is well catered for too, with GPs, dentists and hospitals close at hand throughout, whether you're in Southside/Newington with its eight GP practices or Morningside with its four hospitals. Schools are another common strength, from state primaries to independent options like Stewart's Melville, Mary Erskine and George Watson's College, giving families plenty of choice without needing to leave the area. Where these neighbourhoods differ is largely in character and pace. City Centre living suits those wanting nightlife and culture on the doorstep, with less emphasis on family amenities, while areas like Inverleith, Morningside and Craigentinny/Duddingston offer a settled, residential feel with parks, good air quality and a quieter community atmosphere. Fountainbridge/Craiglockhart and Sighthill/Gorgie strike a balance between the two, combining everyday convenience with solid transport links and reasonable living costs. Taken together, New Town's surrounding area offers something for most buyers, whether you want the energy of the city centre or a quieter, greener spot just a short commute away.
