Manor Park

Manor Park is a well-connected, family-friendly pocket of east London, with two railway stations offering quick runs into central London and good GP and pharmacy provision close at hand. Crime has been falling steadily since 2024 and now sits below the national average, part of a wider trend across the surrounding neighbourhoods. Schools are a real strength here, with Monega and Kensington Primary among several Good and Outstanding-rated options, and families are well served by convenience stores, supermarkets and pharmacies within easy reach. House prices sit in the middle of the pack, cheaper than Forest Gate but a step up from Little Ilford, making it a reasonably accessible spot for buyers who still want strong transport links and settled, long-term rental communities. The wider area around Manor Park shares many of the same strengths. Forest Gate North and South, Green Street East, Little Ilford and Plashet all report falling crime, good air quality and solid school options, with several Outstanding-rated primaries scattered throughout, including Shaftesbury, St Stephen's, Sheringham and Kensington Primaries. Transport is consistently strong across the area, with the Elizabeth line, Central line, District line and mainline rail all within reach, giving residents genuine flexibility for commuting. Everyday amenities are well covered too, from Forest Gate South's 16 supermarkets to Plashet's seven GP practices and a local hospital, so day-to-day life is straightforward wherever you land. Where the area does vary is in price and polish. Forest Gate South and Wanstead Park command the highest prices, reflecting their stronger school clusters and, in Wanstead Park's case, excellent crime figures and leafy green space around the park itself. Little Ilford, Plashet and Green Street East offer more affordable entry points, particularly for flats, while Manor Park itself and Forest Gate North sit comfortably in the middle. Conservation areas, including Woodgrange Estate and Aldersbrook, add character to pockets of the wider area, and across the board you'll find a settled mix of long-term renters and families who value the combination of good schools, falling crime and solid transport links.
