Malpas Park sits within a well-connected pocket of Newport, drawing together neighbourhoods like Llantarnam, Bettws, Caerleon, Malpas and Shaftesbury, each offering a slightly different take on suburban family life. Across the board, you'll find solid school provision, including Welsh-medium options, alongside good access to GPs, dentists and pharmacies. Malpas itself benefits from two primary schools and a hospital right on its doorstep, while falling crime rates feature consistently across the surrounding areas, giving the whole suburb a settled, improving feel. Housing here spans a wide range of budgets. Shaftesbury and Bettws offer some of the most affordable options, with terraces around £161,000 to £168,000, while Caerleon commands higher prices, particularly for detached and terraced homes. Malpas falls in the middle, cheaper than Caerleon but holding its value better than Shaftesbury or Bettws, making it a reasonable choice for buyers wanting flexibility across detached, semi-detached and terraced properties. Llantarnam adds further variety, with detached homes averaging £377,000 and flats at a more accessible £99,000. Day-to-day convenience is a strong theme throughout, with supermarkets, GP practices and local shops well covered in most neighbourhoods, though you'll generally need a car to get around. Public transport is limited across the area, with Llantarnam's bus station and road links to the M4 standing out as the exception. Living costs consistently track below the UK average, particularly for transport and council tax, making Malpas Park an appealing option for those wanting affordable family living with good local amenities, even if a car remains essential for daily life.
