Lower Falls

Lower Falls sits in west Belfast and brings together a handful of neighbourhoods that share a clear identity: affordable, well-connected and strong on schools and healthcare. Living costs across the area run well below the UK average, with Clonard's figures (around £418 a month versus £640) giving a good sense of the savings on offer. Crime has been falling steadily since 2024 across the board, and burglary rates in particular stay consistently low, suggesting an area on a genuinely improving trajectory rather than one with a temporary dip. Schools are a real highlight here. From nurseries and primaries like St Clare's and Donegall Road, through to grammar schools and higher education options including Queen's University Belfast and St Mary's University College, families get strong choice at every stage without having to travel far. Healthcare provision stands out too, with Falls alone home to three hospitals and five GP practices, backed up by pharmacies and further GP surgeries scattered across Clonard, Beechmount and Shankill. Everyday amenities, supermarkets, bakeries, cafés and local shops, are typically within walking distance, making daily life straightforward. Transport and green space vary a bit more by pocket. Blackstaff and Central Belfast benefit from excellent links, with rail stations, busways and cycleways putting the city centre within easy reach, while Beechmount, Falls and Shankill rely more on road access and nearby bus routes just outside their boundaries. Green space is decent in Beechmount and Clonard, with parks and fitness facilities close by. Across the whole area, air quality is rated good, which is a welcome plus for a part of the city this close to the centre. Altogether, Lower Falls suits buyers and renters after affordability, community feel and genuine convenience, with the exact balance of transport links versus green space shifting slightly depending on which pocket you choose.
