Llandaff

Llandaff is a leafy, cathedral-city suburb of Cardiff that pairs village charm with genuine connectivity. Its railway station and strong road links put the city centre within easy reach, while tree-lined streets and a good mix of coffee shops, gyms and parks give the high street a settled, well-to-do feel. Schools are a major draw, with Ysgol Pencae, Llandaff City C.I.W. Primary and the Cathedral School sitting alongside Howell's, giving families plenty of choice from primary right through to private secondary education. Crime here runs well below the national average and keeps falling, and although house prices sit higher than most surrounding areas, lower council tax and transport costs help offset the premium. The neighbourhoods around Llandaff reinforce this family-friendly, well-connected character while offering more affordable alternatives. Llandaff North and Fairwater bring some of the cheapest property in the area, with Llandaff North's terraces averaging £288,000, yet both still offer solid schools, local GPs and dentists, and easy rail access into the city. Canton and Riverside add a more urban edge, with Riverside in particular standing out for its density of restaurants, coffee shops and healthcare provision, plus falling crime and below-average living costs. Further out, Radyr and Pentyrch with St Fagans offer a quieter, more spacious alternative, with higher-value detached homes, excellent schools and strong demand from professionals, nearly half of whom work from home across these wards. Across the whole area, a few themes stand out: good schools, including Welsh-medium options, are a consistent strength, as is access to rail transport that keeps Cardiff city centre within a short commute. Living costs typically undercut the UK average, particularly on council tax and travel, and crime rates are generally low and improving. House prices vary considerably, from the more affordable terraces of Llandaff North and Fairwater to the premium streets of Llandaff itself and the larger detached homes around Radyr and Pentyrch, giving buyers a genuine spread of options depending on budget and lifestyle.
