Larkholme
Larkholme is a coastal spot that pairs affordability with a genuine sense of community. Property prices here run well below the national average across the board, from flats around £83,500 to semis near £159,000, making it a strong option for first-time buyers or anyone after more space for their money. Clean sea air and mild winters run throughout the area, and crime rates are generally low or falling year on year, giving the whole suburb a settled, family-friendly feel.
Families are particularly well catered for. Schools rated Good by Ofsted turn up right across Larkholme, including Northfold Community Primary, Fleetwood Flakefleet Primary, Cardinal Allen Catholic High, Rossall School, Shakespeare Primary and Fleetwood High School, so you've got solid options wherever you end up. Everyday amenities follow a similar pattern: restaurants, cafes, convenience shops, GPs and pharmacies are either on your doorstep or a short journey away, and transport links are strong, with rail stops, tram connections and a bus station making it easy to reach Blackpool, Fleetwood and beyond without relying entirely on a car.
There's some variation across the suburb worth knowing about. Cleveleys Park and Warren tend to sit at the pricier end with a quieter, more residential character, while Mount and Park offer the best value for first-time buyers. Jubilee stands out for sheer convenience, with amenities and transport links packed into the neighbourhood itself, whereas Rossall leans more on car travel despite its good schools and low burglary rate. Wherever you land within Larkholme, though, you're getting low living costs, clean coastal air and a strong sense of community as standard.
