Kingswood

Kingswood sits on Hull's northern fringe and makes a strong case for buyers after affordability without sacrificing everyday convenience. House prices here are among the most competitive in the area, with some of the lowest entry points for detached homes and flats compared to neighbouring wards, and living costs track close to the UK average thanks to lower transport spending. You'll find a good spread of restaurants, supermarkets, GP surgeries and pharmacies on your doorstep, plus a Good-rated primary school and an Outstanding special school nearby. Crime has fallen steadily year on year and now sits well below the national average, making it one of the steadier spots in the wider Hull area. Getting around is straightforward if you drive, with good road access to the A1033, and bus links into Hull city centre are solid too. There's no local train station, though, so commuters reliant on rail will need to look towards neighbouring Cottingham North, which has its own station, or Beverley & Newland, which offers nearby rail access alongside the University of Hull campus and an Outstanding-rated secondary school. The surrounding neighbourhoods reinforce this picture of affordable, family-friendly living. North Carr and West Carr both offer some of the cheapest terraced housing in the region, strong school clusters including Outstanding-rated options, and clean air, while West Carr's community feel is bolstered by established pubs and local shops. Mid Holderness, further out, trades urban convenience for a rural, settled character with low and falling crime, though a car is essential. Across the board, the common threads are clear: good schools, easing crime rates, strong healthcare provision and genuinely affordable housing, with the main variation being transport, as areas like Kingswood and North Carr lean on buses and roads, while Cottingham North and Beverley & Newland offer the added bonus of rail links.
