Itchen
Itchen brings together a handful of Southampton neighbourhoods that share a genuinely appealing combination of affordability, good schools and falling crime. Sholing and Woolston sit right on the waterfront, with some of the cheapest flats and semis in the area, while Harefield and Peartree offer similarly good value further inland. Across the suburb, crime rates are heading in the right direction year on year, often sitting well below the national average, and air quality is consistently good. Mild coastal weather adds a nice touch to daily life, particularly in Sholing and Woolston.
Transport is a real strength here. Bitterne Park, Peartree, Sholing and Woolston all have railway stations within easy reach, and primary road links make driving into Southampton or onto the M27 straightforward from Harefield and beyond. Schools are another consistent draw, with Good-rated primaries across most neighbourhoods, an Outstanding school in Sholing, and solid secondary and independent options in Bitterne Park. Day-to-day amenities, including GPs, dentists, pharmacies and convenience stores, are well covered throughout, though Sholing residents will need to head just outside the neighbourhood for supermarkets and gyms.
Where the neighbourhoods differ is mainly in price and property mix. Bitterne Park and Peartree sit mid-range with a broader spread of terraces, flats and detached homes, while Harefield and Woolston offer cheaper entry points, particularly for flats, making them good choices for first-time buyers. Sholing stands out for buyers wanting more space for their money, with detached and semi-detached homes priced competitively. Whichever part of Itchen you choose, you're getting a settled, well-connected part of Southampton with improving safety, decent green space and the Solent close at hand.
