Hollybush

Hollybush sits within Cwmbran's cluster of residential neighbourhoods, offering a genuinely affordable alternative to many parts of south-east Wales. House prices vary by area but stay accessible throughout, from Fairwater's detached homes at £312,000 and flats from £93,000, to Llantarnam's slightly higher £377,000 average for detached properties. St. Dials and Two Locks stand out for particularly cheap flats and terraces, while Upper Cwmbran's semis and terraces hold their value well. Across the board, living costs run below the UK average, covering groceries, transport and council tax, which makes a real difference to everyday budgets. Families are well served here. Primary schools are plentiful and close by in nearly every neighbourhood, and Cwmbran High School serves as the common secondary option across Fairwater, Greenmeadow, St. Dials and Two Locks. Healthcare provision is strong too, with GP practices, dentists and pharmacies within easy reach in most areas, and Llantarnam going further still with six GP practices, 28 restaurants and six supermarkets all on its doorstep. Crime rates are a genuine strength across Hollybush, sitting below Wales and UK averages in most neighbourhoods and continuing to fall year on year, Upper Cwmbran and St. Dials both saw sharp improvements through 2026. Transport links are solid throughout, with the A4042 and A470 giving straightforward car access to Newport, Cardiff and the M4, and Pontnewydd's railway station offering a direct rail route into both cities. That said, several neighbourhoods, including Greenmeadow and Two Locks, lean car-dependent, with shops, restaurants and wider amenities sitting just outside their boundaries in central Cwmbran rather than within walking distance. Llantarnam bucks this trend as the most self-contained area for day-to-day amenities, while the likes of Fairwater and Upper Cwmbran strike a middle ground, covering the essentials locally while relying on nearby areas for a broader choice. Overall, Hollybush offers a settled, community-focused feel with genuinely practical access to schools, healthcare and transport, all at a cost of living below the national average.
