Highfield
Highfield sits within the New Forest, bringing together a handful of neighbourhoods that share a strong coastal and rural character. Forest & Solent commands the highest prices, with detached homes averaging £1.64 million, strong transport links including rail, bus and ferry connections, and access to six hospitals. Lymington brings a self-sufficient market town feel, with over a third of residents working from home and plenty of shops and cafés on the doorstep, while Pennington offers much better value nearby, with the cheapest flats in the area and detached and semi-detached homes well below Lymington prices. Sway rounds things out with its own railway station, an Outstanding-rated primary school and a genuinely family-friendly, village atmosphere.
Across all these neighbourhoods, a few themes stand out. Schools are consistently rated Good or Outstanding, crime is low and falling almost everywhere, and green space is easy to come by, whether that's Pennington's 9 parks or the forest surrounding Sway. Healthcare provision is strong too, particularly around Forest & Solent. Transport is the main point of variation: Forest & Solent and Sway both benefit from rail connections, while Lymington and Pennington lean more heavily on car ownership due to limited public transport.
House prices vary considerably depending on which part of Highfield you're looking at, from Pennington's more affordable homes through to Sway's mid-range detached properties and on to Forest & Solent's premium end of the market. Whatever your budget, you'll find a settled, safe community with good schools, decent amenities and that distinctive New Forest and coastal lifestyle running through every neighbourhood.
