Greave

Greave sits in the South Pennines on the border between Calderdale and Rossendale, giving it a genuinely rural, hilly character with good air quality and easy access to walking and nature spots. The surrounding areas, from Todmorden to Cliviger with Worsthorne, Bacup, Britannia and Lee Mill, and Whitewell and Stacksteads, share a strong family-friendly thread, with Good-rated primary schools cropping up consistently across the patch. Housing is varied but leans affordable overall, with Britannia and Lee Mill offering some of the cheapest terraces around at £125,000, while Cliviger with Worsthorne sits at the other end, with detached homes averaging £356,000 thanks to its more sought-after semi-rural setting. Crime is a genuine bright spot here. Most neighbourhoods report falling crime rates, with several now at or below the national average, pointing to settled, community-focused places to live. Living costs also run below the UK average throughout, particularly on groceries and utilities, which helps balance out higher property prices in pockets like Cliviger with Worsthorne. Transport is the main trade-off. Aside from Todmorden, which benefits from two train stations with direct links to Leeds and Manchester, the rest of the area is largely car-dependent, relying on local roads and the A681 to reach Bacup, Rawtenstall and Burnley. Day-to-day amenities follow a similar pattern: Todmorden and Bacup offer the most in terms of shops, GPs and everyday services, while the smaller neighbourhoods lean on these nearby towns for anything beyond the basics. Altogether, Greave and its surrounding wards suit buyers after a quieter, well-connected base with good value for money, provided you're happy to drive for work and wider amenities.
