East End

East End sits on the Isle of Sheppey and covers a handful of neighbourhoods, each offering an affordable alternative to mainland Kent. Sheerness has the cheapest housing, with terraces averaging £197,000, while Queenborough and Halfway and Sheppey East also offer good value for buyers priced out of pricier spots like Minster Cliffs, where detached and semi-detached homes command a premium. Across the suburb, rents and living costs stay well under the national average, making it a practical base for families and first-time buyers alike. Schools are a genuine strength here. Every neighbourhood has at least one Good-rated primary, and most sit close to an Outstanding option too, so families have solid choices wherever they settle. Healthcare and everyday amenities are well covered, with GPs, dentists, pharmacies and pubs or restaurants within easy reach, and Sheppey Central even has three hospitals nearby. Crime rates are generally below the national average and improving year on year, though Sheppey East has seen more fluctuation before its recent drop. Getting around does mean relying on a car for most residents, as bus services are patchy across the island. That said, Sheerness and Queenborough and Halfway have railway stations connecting to Sittingbourne, Maidstone and London, and the A249 gives decent access to the M2 and mainland Kent from most neighbourhoods. Add in a drier, sunnier coastal climate and good air quality, and East End shapes up as a settled, budget-friendly area suited to those wanting space, a slower pace of life and solid family amenities.
