Dyffryn Industrial Estate

Dyffryn Industrial Estate sits amid a cluster of mid-Wales neighbourhoods that split neatly into two types: the rural wards of Dolforwyn, Kerry and Llandinam with Dolfor, and the more built-up Newtown neighbourhoods that surround the town centre. Across the board, air quality is excellent, crime runs below the Wales and UK averages, and living costs, particularly groceries and transport, undercut the national picture. A car is more or less essential throughout the area, though good road links make commuting straightforward, and a notable share of residents work from home in both the rural and town wards. Housing costs vary quite a bit depending on where you look. The rural wards command higher prices for detached homes, with Dolforwyn and Llandinam with Dolfor both averaging over £340,000, while Kerry sits a little lower at £292,000. The Newtown neighbourhoods offer much better value, particularly for terraced and semi-detached housing. Newtown Central and South has terraces from £145,090, and Newtown East comes in similarly affordable, making the town itself the better bet for buyers after lower entry prices. Amenities follow a predictable pattern: the rural wards rely on Newtown for shops, schools, healthcare and dining, with just a local pub or convenience store on hand day to day. Newtown's own neighbourhoods fare much better on this front, with supermarkets, GP practices, hospitals, restaurants and good schooling all close by, plus a railway and bus station in Newtown East for those wanting public transport options. Families will find solid school provision throughout, including Welsh-medium teaching and well-regarded primaries, while anyone wanting a quieter, more settled pace of life will find it in the surrounding countryside wards, with Newtown itself offering the practical, well-connected alternative.
