Cyncoed

Cyncoed is one of Cardiff's most sought-after suburbs, known for its leafy streets, strong schools and low crime rates. Detached homes average £724,758, making it one of the pricier parts of the city, and the presence of Cardiff High School along with well-regarded primaries makes it a genuine pull for families. Crime here runs well below the Welsh and UK averages and keeps falling, while cafés, parks, dentists and pharmacies are all close at hand. It's a car-reliant area, with good access to the A48 but limited bus and cycling infrastructure, and almost half of residents now work from home. The surrounding neighbourhoods help explain why Cyncoed holds such appeal. Lisvane and Thornhill offers a similarly green, family-focused setting with 13 parks and a direct rail link into the city centre, while Llanishen and Heath provide more affordable housing alongside strong transport links, including railway stations and, in Heath's case, a tram stop and three hospitals. Penylan rounds out this cluster of desirable addresses, with high demand for family homes and falling crime rates, though you'll need to head outside the immediate area for a supermarket or GP surgery in some parts. Further out, Pentwyn and Plasnewydd show the more affordable end of the scale, with terraces and flats well below Cyncoed's prices and living costs helped by lower transport spending. Across all these neighbourhoods, common threads emerge: good school provision, including Welsh-medium options in several areas, steadily falling crime figures, and reasonable road and rail connections into central Cardiff. What sets Cyncoed itself apart is the premium placed on its schools and tranquil setting, which comes with a higher price tag than most of its neighbours, making it best suited to families and professionals who prioritise space, education and a quieter pace of life over immediate access to shops and public transport.
