City Centre

Wrexham's City Centre area brings together a cluster of neighbourhoods that share a core strength: affordability. Across Brynyffynnon, Grosvenor, Smithfield, Stansty and Gwersyllt South, house prices consistently undercut the wider Wrexham market, with terraced homes often sitting around £130,000 to £145,000 and flats dipping as low as £92,000. Living costs follow the same pattern, with groceries, transport and council tax all running below the UK average throughout the area. Acton and Maesydre and Erddig buck this trend slightly, offering mid-range to higher house prices for buyers wanting more space or a wider choice of property types. Transport and connectivity stand out as a genuine strength here. Grosvenor and Smithfield both sit right on railway and bus stations, while Gwersyllt South, Stansty and Brynyffynnon all benefit from easy access to the A483, A5 or A494. Erddig is the exception, where you'll need a car given its more limited public transport links. Families are well catered for across the board, with primary schools within walking distance in nearly every neighbourhood, strong secondary options nearby, and further education covered by Coleg Cambria and Wrexham University in Grosvenor and Brynyffynnon. Day-to-day amenities vary more by location. Smithfield and Brynyffynnon offer the richest mix of shops, restaurants and healthcare, with multiple supermarkets, GPs and dentists close at hand, while Stansty and Erddig lean quieter, with most everyday amenities sitting just outside their immediate boundaries rather than on the doorstep. Crime is a genuine bright spot across the area, with Acton and Maesydre, Brynyffynnon, Erddig, Smithfield, Stansty and Gwersyllt South all reporting falling crime rates heading into 2026. Grosvenor is the one area with higher crime given its town-centre setting, though even there the trend is improving year on year. Altogether, City Centre offers a genuinely varied choice for buyers, from bustling, amenity-rich streets to calmer, budget-friendly pockets, all tied together by strong transport links and good value for money.
