Christchurch
Christchurch, on the Kent and south-east London fringe around Swanley, is a settled, family-friendly area that suits buyers wanting good schools, low crime and strong road links without big-city prices. Crime rates across the neighbourhoods run consistently below the national average and continue to fall, while air quality scores well throughout. Schools are a real strength too, with Good-rated primaries common across the area and an Outstanding secondary nearby in Wilmington.
Transport works well for commuters. Swanley station and the one serving Swanley White Oak both offer direct trains to London Bridge and Victoria, and Wilmington's station adds routes to Charing Cross as well. The M25 runs close to nearly every neighbourhood, with the A2 and A20 giving further options for drivers heading towards Dartford and London. Village-style spots like Hextable, Crockenhill and Well Hill sit further from the railway and rely more on nearby towns for shops, GPs and schools beyond the primary stage, so a car is handy if you're based there.
House prices vary noticeably depending on which part of Christchurch you choose. Swanley St Mary's and Swanley White Oak offer some of the more affordable flats and terraces, while Wilmington, Sutton-at-Hone and Hawley command higher prices for detached and semi-detached homes. Elsewhere, prices range widely, from around £210,000 for entry-level flats to £810,000 for larger detached properties. Everyday amenities, including shops, pharmacies and GPs, are well covered in the Swanley neighbourhoods, whereas the smaller villages lean on neighbouring towns for anything beyond the basics. Across the board, though, this is a quietly improving corner of Kent that balances a village feel with practical access into London.
