Cathays

Cathays is one of Cardiff's best-connected and most affordable inner-city neighbourhoods, built around its own railway station that puts Cardiff Central within easy reach. Most daily errands are within walking distance, with over 60 cafés, supermarkets and pharmacies on your doorstep, and strong cycling links make getting around even easier. Terraced houses average £298,654 and flats £174,420, cheaper than neighbouring areas like Riverside and Heath, and living costs run well below the UK average on council tax and transport. Cardiff University's presence keeps rental demand steady, so it suits both buyers after value and landlords targeting the student market. The surrounding neighbourhoods reinforce this picture of an affordable, well-connected part of the city. Adamsdown, Plasnewydd and Gabalfa all offer terrace and flat prices below £300,000, with solid provision of GPs, dentists and primary schools, while Riverside and Heath show what a bit more spend buys: Riverside's terraces command the highest prices locally thanks to its 54 restaurants and seven GP practices, and Heath pairs tram and rail links with three hospitals and house prices stretching up to £510,000 for detached homes. Butetown stands apart with its waterfront setting and higher flat and terrace prices, reflecting Cardiff Bay's newer developments. Across the board, these neighbourhoods share falling crime rates, below-average living costs and genuinely good access to schools, healthcare and public transport. Families get strong school choice throughout, from Albany Primary and St Peter's R.C. Primary in Plasnewydd to Cathays High School in Gabalfa, and nowhere in the area feels short of day-to-day amenities. The main variation is price and character: Cathays and Adamsdown offer the most affordable entry points close to the centre, Riverside and Heath trade higher costs for extra amenities and transport options, and Butetown sits at the premium end thanks to its bay-side location.
