Avondale

Avondale, on the outskirts of Kettering, is a strong choice for families and first-time buyers thanks to its mix of affordable housing, good schools and falling crime rates. Property prices vary quite a bit across the area: Kettering Central and Avondale Grange offer some of the cheapest options, with terraces from around £176,000 and flats even lower, while Ise and Pipers Hill sit at the higher end, with detached homes averaging over £400,000. Geddington & Stanion is the priciest pocket, with detached properties around £425,000, reflecting its quieter village setting. Across the board, schools are a real draw, with most neighbourhoods offering Good or Outstanding-rated options from nursery through to sixth form. Transport links are a particular strength here. Ise and Kettering Central both have railway stations, with the latter offering sub-hour journeys to London St Pancras, and road access throughout Avondale is generally straightforward thanks to good connections to primary routes. That said, public transport thins out towards Geddington & Stanion and Kettering North, where a car becomes more of a necessity, and nearly four in ten residents in Geddington & Stanion now work from home as a result. Crime rates are consistently below the national average across most of Avondale and continue to fall year-on-year, with Geddington & Stanion and Kettering North standing out as particularly safe and low-crime areas. Kettering Central is the exception, with crime running above average, though recent figures show a clear downward trend. Daily amenities are well covered in the more central neighbourhoods, with supermarkets, pharmacies and healthcare on the doorstep, while outlying areas like Geddington & Stanion rely more on nearby towns for shops and GP services. Living costs sit below the UK average throughout most of Avondale, making it an appealing spot for budget-conscious buyers without compromising on schools or safety.
