Avenues

Avenues is a well-rounded part of Hull, with strong schools, good healthcare access and everyday amenities running right through the surrounding neighbourhoods. Education stands out in particular: Thoresby Primary and Hymers College in Avenue, St Mary's College and the University of Hull in Beverley & Newland, and Outstanding-rated primaries in Bricknell and Central all give families plenty of good options. GP practices, pharmacies and dentists are close at hand across the area, and transport is a consistent strength too, with good bus coverage throughout, a railway and bus station in Central, and quick road connections for drivers. Housing and living costs vary noticeably depending on which neighbourhood you look at. Central offers the cheapest entry point, with flats averaging £62,700 and terraces around £102,000, while Newington & Gipsyville follows a similar affordable pattern with terraces at £101,800. Avenue and Beverley & Newland sit at the other end of the scale, commanding a premium for terraced and detached homes thanks to their popularity with families and professionals. Despite this spread, living costs generally stay close to or below the UK average across the suburb, and transport spending in particular tends to undercut the national figure. Crime trends are a genuine bright spot. Bricknell has seen falls three years running, Newington & Gipsyville has dropped sharply since 2024, and Avenue's historically higher figures improved markedly by 2026, all pointing to a suburb that's settling into a safer, more stable pattern. Add in good air quality in Newington & Gipsyville, a solid pub and restaurant scene across the board, and easy access to supermarkets and everyday shops, and Avenues comes across as a practical, well-connected choice for buyers and renters alike, whether you're chasing affordability in Central or willing to pay more for the established feel of Avenue or Beverley & Newland.
