Aintree

Aintree is a well-connected, affordable corner of Liverpool that works especially well for families and commuters. Transport is a real strength here: railway stations sit within several of the neighbourhoods themselves, including three in Walton alone, and the M57 and M58 give drivers quick routes into the city centre and beyond. Schools are consistently rated Good across the whole area, from primary through to secondary and special needs provision, so families have reliable options wherever they settle. Crime rates have been falling steadily across every neighbourhood, now sitting well below the national average, and air quality is strong throughout. Property prices vary a fair bit depending on which part of Aintree you're looking at, but affordability is a common thread. Fazakerley West and Walton offer the cheapest terraces, at around £127,000 to £133,000, while Molyneux sits at the higher end with semis averaging £228,000, still cheaper than areas further south like Park. Fazakerley East has some of the lowest flat prices anywhere in the area, at just £86,000. Living costs run below the UK average across the board, with cheaper council tax, transport and groceries making this a practical choice for buyers wanting value without sacrificing safety or school quality. Day-to-day life differs slightly from neighbourhood to neighbourhood. Molyneux and Walton have good local shopping, dining and amenities right on the doorstep, while Fazakerley's three neighbourhoods tend to have shops and restaurants just outside their boundaries, though healthcare provision here is excellent, with Fazakerley West alone counting 11 GP practices and 10 hospitals nearby. Across Aintree as a whole, anti-social behaviour is declining and the overall picture is one of a settling, improving area, making it a sound choice for anyone wanting good transport links, solid schools and affordable housing within easy reach of central Liverpool.
