Acre

Acre sits within a cluster of East Lancashire and Rossendale neighbourhoods that share a strong thread of affordability, low crime and clean air. House prices across the area run well below the UK average, with Immanuel's terraces averaging £116,600 and Haslingden's at £134,900, while Baxenden and Longholme offer a wider spread up to around £300,000 for detached homes. Crime rates are consistently low and, in several neighbourhoods including Immanuel, Greenfield & Eden and Longholme, trending downward. Air quality scores highly throughout, reflecting the area's semi-rural, valley setting on the edge of the West Pennine Moors and Rossendale Valley. Schools are a genuine strength here. Nearly every neighbourhood has at least one Good-rated primary, with standouts including Accrington Woodnook, Green Haworth, Hippings Methodist, and an Outstanding primary near Haslingden, plus Mount Carmel High School and Longholme's outstanding special school for families needing extra support. GP surgeries, dentists and pharmacies are generally easy to reach, particularly in Barnfield and Longholme, which each offer a fuller spread of everyday healthcare and retail. Transport is where the area splits into two camps. Hapton with Park, Barnfield, Greenfield & Eden and Longholme all benefit from railway stations and, in Barnfield's case, a bus station and M65 access too, making car-free commuting realistic. Baxenden, Immanuel, Goodshaw & Cribden and Haslingden, by contrast, rely heavily on road links via the A56 and M65, with limited public transport, so a car is pretty much essential for daily life there. Whichever neighbourhood you look at, the overall picture is one of settled, affordable communities with good schools and easy access to the wider Rossendale and East Lancashire area, whether you're drawn to a train-connected spot or a quieter, car-dependent village feel.
