Acomb Park
Acomb Park sits in a part of York that works well for families and anyone wanting good value without giving up convenience. Housing spans a wide range: terraces in Westfield and Holgate start from around £245,000 to £268,000, semis across the area run from £276,000 to £349,000, and if you want more space, the rural fringes offer detached homes from £515,000 with a genuine village feel. Flats throughout Acomb Park rank among York's more affordable options. Wherever you look, schools are a strong point, with several Outstanding-rated primaries, including Acomb Primary, and Good-rated options like Westfield Primary and York High School close by.
Getting around is straightforward across the suburb. Railway stations at Dringhouses, Holgate and in the rural west give you direct access to York and beyond, while main roads and the A64 keep drivers connected. Bus links are reliable in the more built-up neighbourhoods like Acomb and Westfield, though you'll need a car or a short trip to reach stops in the quieter rural areas. Transport costs come in below the national average throughout, which helps keep overall living expenses down.
Safety and everyday amenities tie the suburb together nicely. Crime rates are falling across every neighbourhood and sit well below regional averages, and air quality is consistently good, best of all in the rural west. You'll find GPs, dentists, pharmacies and parks within easy reach almost everywhere, with Acomb and Holgate offering the fullest range of shops and cafés on your doorstep, while Westfield adds a cycleway for shorter journeys. The main difference across Acomb Park comes down to character and budget: choose the central neighbourhoods for affordability and amenities close at hand, or head to the rural west if space, excellent schools and a quieter pace matter more to you, with over 40% of residents there working from home.
